Last week I found a great place and everything was fine until I was asked about my income. As I have no single regular employer I was unable to provide official proof of my future work and therefore lost the property.
i can show them bank statements but that will not show my future work. as a musician work can be sporadic and some weeks i will make a lot, others i will make very little but it all usually balances out. however, i cannot prove my future income to an estate agent. do i need to speak to an accountant?
Thanks for all the replies. I have no tax returns as I have just finished university and have only recently registered for tax. And my application was refused even with a guarantor.

In the UK there are loads of Estate Agent’s websites where you can browse properties without making any commitment, but when I start looking for American Realtor sites it seems you often have to register and give them all kinds of details. We’re not thinking about relocating for another 3-5 years and I just want to get an impression of what kind of property we might be able to afford!!

My fiancee and i both work full time but still live at home with our parents as we can’t get a mortgage….We earn £30k pa between us but the banks etc will only lend us 3x our yearly income….this means we can only borrow £90k aslong as we put a deposit down…this is all well and good but we have scowered through papers,estate agents etc for months now and cannot find anything…..the most you can get is a 1bed flat on a rough council estate…its ridiculous…i mean £90k is a huge amount of money to us….why is the market like this and what can we do to improve our chances of lending more therefore buying a house…moving further away is not an option due to work and family commitments
