I was just looking at some flats online, a real estate agents website, and there was a tenancy application form. I’m fine with that, but there was a 200 pound fee to process the application and if it is denied, it is non refundable. Is this normal?

i have seen a house i like better its £30 month more but i can just afford it. however its through a private landlord and managed by an estate agent. i was worried that they could just put the rent up whenever. is this likely?

If you go to an estate agent and see something to rent that you like, is it normal practice to negotiate on the price? Or is the price quoted never negotiable?
